Signs Your Roof Needs Repair Before Winter Hits in Chesterfield, Midlothian & Beyond
Winter in Chesterfield, Midlothian, and the rest of the Richmond area can be rough on a roof that’s already showing wear. A few missing shingles or a small leak in October can turn into a much bigger headache once the freezing temperatures and occasional snow arrive. The good news is that most problems give you warning signs if you know what to look for.
At BK Roofing & Repairs, LLC, we see a lot of the same issues every fall as homeowners get ready for colder weather. Here’s what we recommend checking before the first hard freeze.
Missing, Cracked, or Curling Shingles
This is one of the easiest things to spot from the ground. Walk around your house and look up. Are any shingles missing? Do some look cracked or curled up at the edges? Wind from fall storms can lift them, and once they’re compromised, water can get underneath. Curling often means the shingles are aging and losing their flexibility.
Granules Collecting in the Gutters
Those little black or brown granules that protect asphalt shingles wear off over time. If you’re seeing a lot of them in your gutters or at the base of downspouts, it’s a sign the shingles are deteriorating. A few is normal. A heavy buildup usually means the roof is losing its protective layer and may not handle winter weather as well.
Water Stains on Ceilings or Walls
Even a small, intermittent leak can leave brownish stains on the ceiling or upper walls. These often show up after heavy rain. Don’t ignore them just because they seem minor right now. Once temperatures drop and ice dams form, those same spots can get worse quickly.
Damaged or Loose Flashing
Flashing is the metal that seals the joints around chimneys, vents, skylights, and roof valleys. It’s a common failure point. Look for gaps, rust, or sections that have pulled away. Temperature swings in Virginia cause the metal to expand and contract, and over time the seals can fail. This is a frequent source of winter leaks in older homes around Midlothian and Chesterfield.
Sagging or Uneven Areas
A roof that looks wavy or has soft spots is a more serious concern. It can point to damaged decking underneath, often from long-term moisture. This isn’t something to put off, especially with the potential for snow load in winter.
Daylight Coming Through the Boards
If you’re in the attic and can see daylight through the roof boards (not through vents), that’s a clear sign of missing or badly damaged shingles or underlayment. It’s worth checking if you can do it safely.
Moss, Algae, or Heavy Debris Buildup
Moss and algae hold moisture against the shingles, which speeds up deterioration. Heavy leaf piles in valleys or against the edge of the roof do the same thing. Clearing that debris and addressing growth now helps the roof dry out properly before winter.
Your Roof Is Getting Older, Call Today For an Inspection
Most asphalt shingle roofs in this area last 20–25 years with proper care. If yours is approaching or past that range and you’re starting to notice any of the issues above, it’s a good time to have it evaluated. Waiting until something fails in the middle of winter is never ideal.
If you notice one or more of these signs, the next step is a proper inspection. Looking from the ground only tells part of the story. We can get up on the roof, check the underlayment, flashing details, and overall condition, then give you a clear picture of what needs attention.
